On behalf of our client, attend site and conduct a comprehensive visual inspection to review the condition of the existing building fabric and any observable compliance issues prior to acquiring or modifying the property.
Investigate subject property to identify planning constraints and any other restrictions imposed relating to its location including any easements and the like. Prepare indicative sketch plans to assist in determining development cost and potential yield.
Measure parameters of existing structure for documentation in preparation for design development.
Preparing concept plans to meet the clients brief, BCA, Australian Standards and local authorities’ requirements.
Presentation level rendered imagery for client and local authority approval.
Preparation of drawings for submission to council to obtain Planning Approval. Including, if required, arranging the preparation of supporting documentation.
Prepare drawings for signage application in accordance with local authority signage requirements and planning regulations.
Preparation of working drawings including consultant engagement and liaison to form a set of drawings ready for Building Permit Application
Co-ordinate and Issue complete Tender drawings, inclusive of sub consultant drawings. Liaising with tendering parties, the client and consulting engineers queries and process any required addenda.
Preparation of detailed construction-issue and specifications including sub-consulting engineers plans, incorporating amendments resulting from tender phase value engineering. Issue completed drawing sets to the contractor.
Collation and review of submitted tenders and tabulate data for client review. Obtain clarifications from tendering parties as necessary for presentation to client. Work with the client to nominate the successful contractor.
Address contractor requests for clarification and technical advice, liaise with consultants as required and attend site where necessary to issue instructions during construction phase.
Prepare and circulate for signing, the construction contract between the parties. Following signing, administer the contract as a superintendent for the duration of works on site, including assessing of claims and attendance at site meetings.
Amend construction drawings to ‘As-built’ status to reflect any revisions that may have occurred during construction following RFI resolutions or any other changes.
Conduct a thorough site inspection and issue a detailed report outlining any defective workmanship products or installations for the builder to redress prior to handover.
