Three Storey Restaurant & Rooftop Bar
Lot 403 William Street, Northbridge
A new three storey mixed use development comprising two levels of restaurants and a rooftop bar was a very challenging project in terms of consultant and stakeholder coordination. Located in Northbridge immediately above the freeway tunnel it was essential that the building façade design was of a quality commensurate with the MRA's vision for the site. The initial design was prepared by a fellow building designer and had a difficult journey through the planning process, undergoing a multitude of revisions as required by the MRA until approval was finally granted.
Design and documentation challenges included balancing the specific requirements and sometimes conflicting needs of Perth City Council and the MRA as well as Australian Standards, health regulations and significant acoustics restrictions. The mandatory AS 1428.1 accessibility obligations, Disability & Discrimination Act, fire design separation issues, low fire mains pressure, limited power availability, liquor licensing and construction methodology restrictions were also notable challenges on this project.
The design development required constant circular liaison with the MRA, DFES, Western Power, the City of Perth, Main Roads and Aecom (as the tunnel engineers) to resolve issues relating to street aesthetics and mitigation of impact on the Graham Farmer Freeway tunnel immediately below. The end result of our endeavours is an attractive improvement on the vibrant Northbridge dining and entertainment scene and a rewarding challenge to MODUS Design and the project engineers.
